Old houses rarely hand you clean insulation data.

You may know the house was built in 1948.

You may know the attic "has insulation."

You may have no idea whether the walls were insulated later, whether the crawlspace was changed, or what is behind a finished basement wall.

Manual J still needs an input.

The right approach is not fake precision. It is structured uncertainty.

Start with what you can observe

Inspect accessible areas first.

Attic

Look for:

  • Insulation type
  • Approximate depth
  • Coverage
  • Compression
  • Disturbance
  • Air sealing

Attics are often the easiest assembly to verify.

Crawlspace

Check:

  • Floor insulation
  • Crawlspace-wall insulation
  • Encapsulation
  • Vapor barrier
  • Rim-joist insulation

Basement

Look at:

  • Above-grade wall exposure
  • Finished vs unfinished walls
  • Insulation visible at utility areas
  • Rim joists
  • Walkout conditions

Exterior

Construction style and wall thickness can give clues, though they do not prove insulation value.

Construction year is a clue, not a value

An older home may have been upgraded multiple times.

A 1920 house could have:

  • Empty wall cavities
  • Dense-pack cellulose
  • Spray foam
  • Exterior continuous insulation from a later renovation

A 1990 house could have missing or poorly installed insulation.

Do not map year directly to an exact R-value unless you have stronger evidence.

Ask the homeowner useful questions

Homeowners may know more than they realize.

Ask:

  • Was the attic ever reinsulated?
  • Were walls opened during renovation?
  • Were windows replaced?
  • Was the crawlspace encapsulated?
  • Was siding replaced with exterior insulation?
  • Has an energy audit been done?
  • Is there a blower-door report?
  • Are there renovation invoices?

Documents can turn guesses into facts.

Use local construction patterns carefully

If exact data is unavailable, local building practices can help establish a reasonable assumption.

For example, a particular era of tract construction may commonly use a known wall type.

But treat that as an assumption, not proof.

Document it.

Do not automatically choose the worst assembly

Some contractors think choosing the lowest insulation value is "safe."

It may instead produce an inflated load and oversized equipment.

Conservative assumptions should be reasonable, not extreme.

If evidence suggests the wall is probably insulated, modeling it as completely uninsulated simply to raise tonnage is not good design.

Do not automatically choose code minimum either

Current code minimum is often wrong for an old home.

A 1965 house should not be modeled as if it was built to today's energy code unless it was actually upgraded to that level.

The input should describe the building, not the desired result.

Wall uncertainty often matters less than other obvious errors

Contractors can spend too much time debating whether a wall is R-11 or R-13 while getting larger items wrong.

Prioritize:

  1. Correct conditioned area
  2. Correct ceiling heights
  3. Correct window area and orientation
  4. Attic condition
  5. Infiltration
  6. Duct location
  7. Major wall/foundation assumptions

Refine the wall assembly as evidence allows.

Use sensitivity checks

If you are uncertain between two plausible wall assemblies, run both.

Ask:

  • How much does whole-house heating load change?
  • Does cooling load change materially?
  • Does the equipment selection change?

If the answer is "almost not at all," you know the uncertainty is not driving the decision.

If the result crosses an equipment-size threshold, further investigation may be worth the effort.

This is one of the most useful ways to deal with incomplete field information.

Infiltration may dominate in old homes

An older house with modest insulation and major air leakage can have a heating load heavily influenced by infiltration.

Do not focus so much on cavity R-value that you ignore:

  • Attic bypasses
  • Leaky windows
  • Open chases
  • Fireplace leakage
  • Crawlspace connections

A blower-door test can be more valuable than guessing another point of wall R-value.

Mixed assemblies are normal

Renovated houses often contain multiple wall or roof types.

Examples:

  • Original plaster wall
  • New framed addition
  • Insulated kitchen renovation
  • Uninsulated porch conversion
  • Spray-foamed roof over one wing

Do not force every surface into one global material if the differences are obvious and material.

Document assumptions in the report or project notes

A good note might say:

Original exterior walls inaccessible; modeled as typical insulated 2x4 assembly based on renovation history and homeowner documentation.

That is much better than silently entering an exact R-value that nobody can verify later.

Bottom line

Old homes require judgment.

Manual J does not demand that you magically know what is inside every wall.

It demands that you use the best available information, make reasonable assumptions, and avoid manipulating unknowns to produce the equipment size you expected.

Measure what you can, inspect what is accessible, document uncertainty, and run sensitivity checks when an assumption could change the design.
